Rear extension, new kitchen, utility room, downstairs bathroom and external patio – Ashtead, Surrey

For the past 5 months, we have been working with an amazing family in Ashtead, Surrey, who asked us to build them a rear extension to increase their downstairs living space. In this time, we have not only built a 45 sqm extension, but also installed a new kitchen, utility room and downstairs bathroom.

We started the journey with our clients by having several meetings prior to the work commencing to fine tune their design and suggest building materials and methods to complement the overall look they had in mind.

The first stage of the build was excavation and ground works. The Tecta team are fortunate enough to have a highly skilled digger expert, so he was straight in there with the digger carving the ground ready for the bricks and mortar that would become the new walls of the extension!

Once the team had built the outside walls of the extension, the next step was to knock through the existing rear wall ready for the steels to go in. Our team safely and successfully installed one 900kg steel into place, on top of two 350kg posts to make a ‘goal post frame’, which was no mean feat! After a few nail-biting moments due to sudden high winds, the steels were in place and the extension was starting to take shape.

Next, we moved onto cutting a new roof to start making the extension watertight. The founder of Tecta Build Ltd is a trained carpenter by trade, specialising in hand cut roofs, so this was a very enjoyable part of the build.

Our clients chose beautiful aluminium windows, doors and bi-folds that really gave the wow factor. We also installed three electric Velux windows into the roof that flooded the new space with natural light.

With the extension now watertight, first fix electrics and plumbing could take place. The beauty of carrying out your own building project is you can totally redesign how you want to use your living space. The clients put a lot of thought into where they would like new lighting and electrical sockets, so our skilled electrician installed many new light fittings and electrical sockets as per our clients' request. The brilliant plumber we work alongside was very busy laying the new pipe work necessary for the underfloor heating system we would be installing next on the project.

Once the underfloor heating system had been laid and tested to make sure everything was working, the plastering team came in to totally transform the walls in preparation for decoration at a later stage. It’s amazing how newly plastered walls with their smooth appearance can help you visualise how the room is eventually going to look.

With the plastering dry, now was the time for the fun part – kitchen and utility fitting! Our clients have chosen a gorgeous dark blue kitchen with integrated appliances and a very unusual but extremely beautiful shade of dusty pink for their new utility room. The team successfully fitted the kitchen and utility room and ensured all the appliances were working correctly.

Whilst the kitchen and utility room were being fitted, the plumber was kept busy installing the new downstairs bathroom complete with walk in shower, toilet and sink. The clients have chosen modern, sophisticated tiles that give off the posh hotel vibe!

Now the new hardware had been installed, the decorating team could come in and work their magic. The clients have chosen eye catching wallpaper that really makes a statement. The yellow tones of the wallpaper complement the rest of the paintwork and bring the room together in an effortlessly cool way.

Our electrician was back installing the new light fittings and brass electrical sockets. What an impact they make now they have been installed! When carrying out your own project, it’s important to spend time on attention to detail. The thoughtfully chosen pieces all work in cohesion with each other to make the overall look even more impactful.

The last job to finish before Christmas is the external patio works, which the clients have asked us to incorporate into the design. This is so when they open their new aluminium bi-folds doors, they can step straight out onto a flush patio area. This is going to create a wonderful dining space once they have put their outdoor furniture in place!

As the project is drawing to a close, it has been so rewarding to look back on the work we have achieved in such a short space of time. Each week we have had meetings with our clients to inform them of our progress and let them know what is coming up next. The communication we’ve had with them has been one of the key elements contributing to the overall success of this project. Our team of tradesmen have shown professionalism at every stage and the finished project is testament to how skilled each individual is.

We will be sad when we are finished here, but we have enjoyed every moment! You can see photos below of the project during different stages of the build. Kitchen Extension & Installation

Our clients had recently had an extension to open up their downstairs living space and asked the Tecta team to fit an open plan Howdens kitchen with all the latest gadgets and design features.

The result was beautiful and modern.

Timber Framed Loft Extension

This was a very exciting project turning it from a 2 bedroom bungalow into a 5 bedroom house by adding a top floor.

The roof and ceilings came down and off, with the addition of new steels, new floors, new walls and roof, which created another 3 bedrooms and 2 bathrooms upstairs!

The Tecta team did all the timber frame and carpentry elements of the build. As the project was so large, a temporary roof scaffold was erected, which meant we could keep working in all weathers.

Kitchen Renovation

This was an excellent project where our clients asked us to strip out their existing kitchen and gut the room. They wanted new under floor heating laid, tiled throughout and re-plastered. We fitted a new kitchen and even made a bespoke bench seat with hidden storage underneath!

Garden Cabin

Our client approached us asking if we could install a prefabricated cabin they had purchased but needed to fit and install themselves. We were more than happy to help and worked with her to understand where she wanted the cabin to go and how she would like the cabin finished.

This involved excavating the concrete footings and foundations of the existing garage then levelling the floor ready for the cabin to be installed.

Once it was in place, the Tecta Team insulated the walls, plastered and laid underfloor heating. Electrics and multiple sockets were added as per our clients request and it was finished by decorating throughout.
